Jefferson Apartments
This corner lot in the bustling Capitol Hill neighborhood in Seattle posed significant design challenges. A visually striking mixed use building emerged from these challenges with a simple design language that became all about expressing the edges. Deep, strategic insets and stark material expression results in a truly unique design solution.

The street-facing facades reduce in scale to better embrace the existing urban fabric. This move provides the opportunity for a shared 2nd level roof deck, where residents can enjoy a community space just one level removed from the busy street.
The entrances on both the Jefferson St. and 13th Ave. sides are pulled back at the ground level. This helps to activate the pedestrian experience at the street, enhance wayfinding, and provide natural covered entry points for residents and commercial visitors.
