Orleans Houses

A rare vacant lot in Seattle that sat, neglected, in the shadow of the West Seattle Bridge was a prime opportunity for urban density and pedestrian activation. A set of two identical duplexes represented a total of 8 residential units (4 primary, 4 ADUs). It was an exercise in creating meaningful infill on a tricky sloped site that also made each unit feel private and special.

Site access consists of two front doors directly off the street, and a shared parking court that provides pedestrian access to the remaining units.

The inverse floor plans push the living areas to the 3rd floor, with the private areas and ADUs occupying the bottom two floors. This maximizes views from the public areas, while providing direct access to the rooftop deck.
